The location coefficient is one of the factors in the formula for the taxable value of urban property. Setting it takes account of access, nearby social facilities, public transport services and location in areas of high property market value. It is applied by homogeneous zones within each municipality, fixed by the zoning, and the permitted range is set in the IMI Code.
In practice
This is the factor that explains why two houses of the same size and age have different taxable values depending on the street. Within one municipality the coefficients can also differ according to whether the property is for housing, commerce, industry or services.
Because it feeds the taxable value, it also feeds IMI, AIMI and the base for IMT whenever the taxable value beats the contract value. The coefficient applied to a particular property is on its caderneta predial, alongside the other factors of the formula, so a valuation that looks wrong can be traced to the factor that caused it.
