What flatin.pt does, what it does not do, and what you can hold us to.

What flatin.pt is
flatin.pt is a platform. We collect and publish data about the Portuguese housing market, provide calculators, take your request and pass it to a named professional at a licensed estate agency.
From there the agency works with you. The service contract is with them, not with us.
What we do not do
- We do not provide estate-agency services and hold no AMI licence — the agency the request goes to holds one.
- We do not own properties, hold no selling mandates and represent neither side of a deal.
- We take and move no money: no deposits, no payments on a deal.
- We give no legal, tax or credit advice. The calculations on the site are estimates.
- We do not inspect the properties agencies show us and are not answerable for other people's listings.
What it costs you
Nothing. Using the site, the tools and leaving a request are free. We are paid by the partner agency, and only if a deal closes.
What we promise in our own name
These are rules about how we treat you and your request. We set no rules about how the estate-agency service is delivered: that is the agency's.
- The request goes to one named professional; it is not broadcast to several.
- If that professional does not get in touch, you can ask for another — just write to us.
- You can withdraw your consent to passing on the contact at any time; the privacy policy says how.
- Figures on the site carry a source and the date it was checked. If the source has moved on and we have not, tell us and we will fix it.
What we do not promise
- That a deal will happen, that the property is still available or that the price will hold.
- The quality of the agency's work: the service is theirs, and so is the responsibility.
- That the site runs without interruption.
- That a calculation will match what the tax authority assesses or what a bank approves.
Data and calculations
Rates, tables and calculations come from official sources, each named on the page together with the date it was checked. They are reference information, not an assessment and not a valuation of any particular property.
Building-permit data
Data on building permits is collected automatically from open municipal sources and provided for information only. It is an unofficial extract; it may contain errors and does not replace contacting the competent municipal council (câmara municipal).
What you may not do on the site
- Leave someone else's contact details without that person knowing.
- Harvest the site's content automatically — there is an open dataset and an API for that.
- Pass yourself off as another person or as someone from the platform.
- Try to reach the partners' workspace.
Rights in the content
The texts, the calculations and the design of the site are ours.
Quoting and reusing our content
Our content — texts, calculations, analysis, indicators, charts and images — may be quoted and reused, as long as you credit the source with a link to flatin.pt. The link is required: a mention without a link does not meet this condition.
Better still, point that link at the page the material came from: that is how the reader reaches the number and can check it. This is our recommendation, not a condition — the condition is only the link to flatin.pt.
Republishing a whole page, a whole article or a whole guide needs our written permission. Write to us at info@flatin.pt — we answer. What is in the list below is outside this requirement.
Some of our content is already out on wider terms. Those terms stand, and this section does not take them back:
- Under CC BY 4.0: the IMI rates dataset, the press-kit charts and our own «permit cases» series. That licence cannot be revoked and already requires attribution: for these you do not need to ask us anything.
- Our open-source code is under the licence of its own repository, wherever we distribute it: on our forge, in the extension catalogues or from this site.
- Data we take from others — INE, the municipal councils — stays on the terms of whoever publishes it. It is not ours to license; we name the source next to the number.
What needs no permission at all:
- Linking to any page of the site.
- Quoting a number of ours with the source named.
- Using the public API and the machine-readable documents on the terms stated there.
Liability
We answer for the platform working. We do not answer for the agency's service, for the state of a property, or for decisions taken on the strength of a calculation.
Nothing here limits your consumer rights under Portuguese law or excludes our liability where the law does not allow it to be excluded.

Changes
These terms are versioned. The version and the date it took effect are at the top of the page. Changes apply from publication and not retroactively to requests already submitted.
Governing law and disputes
Portuguese law applies. The authentic version of this document is the Portuguese one.
If something goes wrong, write to us first: most things are settled by e-mail. As a consumer you may turn to the alternative dispute resolution body competent where you live; failing agreement, the Portuguese courts have jurisdiction.
The Portuguese version is the only authentic one; this translation is for information and has no legal force.
