Where to live in Aveiro and Ílhavo: the centre, Santiago, Gafanha, Costa Nova

Our verdict: Aveiro and Ílhavo cost almost the same — a median of €2,329/m² and €2,248/m² in the twelve months to March 2026 — so the choice is about the life you want. We found no police operation in the last two years at a named place in either municipality, so this guide puts ⛔ nowhere. The Centre (canals, Beira-Mar, Alboi) is for walking everywhere and living with festival weeks; Ílhavo and Gafanha da Nazaré are the two towns next door; Costa Nova and Praia da Barra are the sea, winter storms included.

Verdict by area

AreaVerdictWhyWho it suits
Centre (canals, Beira-Mar, Alboi) Verdict: Depends on you Why: Festival dos Canais takes over its streets, squares and canals (15 to 19 July 2026). A bar with music within 200 metres of homes closes by 02:00, or 04:00 with a sound limiter sealed by the Câmara; terraces close by 02:00. In the municipality a new build sold for a median of €3,086/m² in the twelve months to March 2026, an existing home for €2,045/m². Who it suits: remote work, no car, nightlife
Santiago Verdict: Depends on you Why: Next to the university campus. Municipal housing is part of the townscape: Urbanização de Santiago on the Câmara Municipal de Aveiro list has 433 flats. The Câmara rehabilitated 22 of its buildings and redid Jardim de Santiago with sports fields and play areas (21 March 2023). Choose the street, not the parish.
Esgueira Verdict: Depends on you Why: Its own parish, north of the centre. Its largest developments on the Câmara Municipal de Aveiro list are small: Urbanização de Mataduços and Urbanização de Taboeira, 10 flats each. INE gives no price by parish in Aveiro, only the municipal median of €2,329/m². Who it suits: families
Santa Joana Verdict: Depends on you Why: Residential parish east of the centre. Novo Empreendimento do Caião, 9 flats, is on the Câmara Municipal de Aveiro list. Same municipal median, €2,329/m²: walk the street at different hours before you buy. Who it suits: families
Ílhavo Verdict: Depends on you Why: The seat of the neighbouring municipality and one of its two towns (Diagnóstico Social 2025–2028). Prices in the municipality rose faster than in Aveiro: the Ílhavo median went from €1,798/m² in the twelve months to March 2025 to €2,248/m², Aveiro's from €2,222/m² to €2,329/m². The municipality owns only 40 social flats. Who it suits: families
Gafanha da Nazaré Verdict: Depends on you Why: The second town of Ílhavo, by the port. Festival do Bacalhau fills Jardim Oudinot in summer (12 to 16 August 2026). The Câmara has bought land here and in Gafanha da Encarnação for 64 new public homes (Diagnóstico Social 2025–2028). Who it suits: families
Praia da Barra Verdict: Depends on you Why: The beach at the mouth of the lagoon. In February 2025 the sea advanced over the dunes and destroyed part of the boardwalk to Costa Nova. Tourism in Ílhavo, by the municipality's own account, is linked to the beaches of Barra and Costa Nova (Diagnóstico Social 2025–2028). Who it suits: retirees, remote work
Costa Nova Verdict: Depends on you Why: The striped houses on the strip between the lagoon and the ocean. The state environment agency APA put sand dredged from the port of Aveiro on about 700 metres of beach and reinforced the dunes after the 2025 bathing season (29 September 2025). Buy knowing the coast here is maintained, not finished. Who it suits: retirees, remote work

Prices: what people actually paid

INE, completed sales in the twelve months to March 2026: Aveiro €2,329/m², Ílhavo €2,248/m². The country: €2,168/m²; the Região de Aveiro around them: €1,627/m². Both municipalities are above the national median and well above their region.

New builds against existing homes: in Aveiro €3,086/m² and €2,045/m²; in Ílhavo €2,676/m² and €2,024/m². A year earlier, in the twelve months to March 2025, Aveiro stood at €2,222/m² and Ílhavo at €1,798/m²: Ílhavo is catching up.

INE does not publish medians by parish for these two municipalities, so the table above has no price per area. In the Região de Aveiro the number of sales fell 19.2% year on year in the first quarter of 2026. The median is not the asking price: sellers ask for more. Use it to compare, and listings to negotiate.

Safety: what we found

We looked for police operations in the last two years at a named place in Aveiro or Ílhavo, with a source we could open, and found none. That is why this guide has no ⛔ and no list of streets to avoid. Where the police act again and again in one place, that place gets a local reputation; we found no such place here.

On 2 January 2026 the mayor of Aveiro said the Câmara will invest in video surveillance, but not with cameras everywhere. In Ílhavo, the GNR officers interviewed for the municipality's Diagnóstico Social 2025–2028 linked the feeling of insecurity mainly to robberies and scams, which worry older people most.

Noise: the festival calendar and bar hours

Feira de Março at the Parque de Feiras e Exposições: rides, stands and concerts for 34 days (25 March to 26 April 2026).

Festas do Município, for Santa Joana, the city's patron saint (6 to 16 May 2026).

Festival dos Canais: music, theatre and circus on the streets, squares and canals of the centre (15 to 19 July 2026).

Festival do Bacalhau at Jardim Oudinot, Gafanha da Nazaré (12 to 16 August 2026).

Bars and clubs in Aveiro. Under the municipal regulation of 11 November 2022, a bar with music within 200 metres of homes closes at least between 02:00 and 07:00 — from 04:00 if the Câmara has sealed a sound limiter in it. Places with a dance floor close between 02:00 and 10:00 (06:00 with a limiter); terraces stay open until 02:00 at the latest. The Câmara can extend the hours for festivals and the students' weeks.

The rest of the noise follows the calendar above. The seagulls keep their own.

Water, coast, damp

On 10 February 2026, after the winter storms, the district civil protection activated its emergency plan for flood risk, with particular emphasis on the municipalities of the Região de Aveiro. The source names no street. A ground floor or a garage near the canals or the lagoon is a question for your insurer first.

The coast moves. In February 2025 the sea advanced over the dunes between Barra and Costa Nova and destroyed part of the boardwalk; APA's answer was sand dredged from the port, put on the beach after the 2025 bathing season (29 September 2025). Ílhavo itself lists coastal erosion, overtopping by the sea and floods among its risks (Diagnóstico Social 2025–2028).

Between a lagoon and the ocean, check damp first. It is decided by walls, windows and ventilation more than by the view: look at the energy class on the certificado energético and which way the windows face, and budget for a dehumidifier.

Hills are the one thing Porto has and Aveiro does not. Nobody here complains.

Why is it cheap? A half-hour check

A flat priced below its neighbours usually has a reason you can see in half an hour: an existing home rather than a new build (in Aveiro the medians are €2,045/m² and €3,086/m²); a ground floor near water; a beach house that only works in summer; a festival square under the window; a municipal development across the road.

Go twice: on a weekday evening and on a weekend in season. If none of the reasons fits, the reason may be the seller: pay nothing before the viewing and the document check.

Aveiro or Ílhavo?

In price, almost the same: €2,329/m² against €2,248/m² in the twelve months to March 2026. Ílhavo is rising faster — €1,798/m² a year earlier. Aveiro has the centre and the festivals; Ílhavo has two towns, the port and the beaches of Barra and Costa Nova.

Is there a bad area in Aveiro?

We found no police operation in the last two years at a named place in Aveiro or Ílhavo with a source we could open, so there is no ⛔ in this guide. Judge the street, not the rumour; the municipal housing list is in its own section above.

Can I live in Costa Nova all year round?

Yes, if you know the coast: in February 2025 the sea destroyed part of the boardwalk between Barra and Costa Nova, and APA reinforced the dunes with dredged sand after the 2025 bathing season. Visit in winter before you buy.

Is it damp by the lagoon?

Check for it: between a lagoon and the ocean, damp is decided by walls, windows and ventilation. Look at the energy class and the orientation; a dehumidifier in the first winter is normal. On 10 February 2026 the district activated its flood emergency plan.

When is it loud?

Latest editions: Feira de Março 25 March to 26 April 2026, Festas do Município 6 to 16 May 2026, Festival dos Canais 15 to 19 July 2026, Festival do Bacalhau 12 to 16 August 2026. In Aveiro, bars with music near homes close by 02:00, or 04:00 with a sealed sound limiter.

Is there a map of good and bad areas in Aveiro?

No official one. Our verdict table is the answer: each fact behind it rests on an INE number, a municipal list or document, or a dated report.
