About the calculators
The figures on this site are an estimate. Here is what that means in practice.

What we calculate
There are three kinds of number on the site:
- The IMT and stamp duty calculator — the taxes you pay on purchase.
- The IMI rate pages per municipality — the annual property tax.
- The figures quoted in the guides and articles.
It is an estimate, not an assessment
The tax is assessed by the Autoridade Tributária, and it does so from its own data about the property: the rateable value, the use it is put to, exemptions we cannot see. A gap between our number and the AT's bill is normal, not a mistake.
It is not advice
This is neither tax nor credit advice. We do not know your tax position, your purchase history or which reliefs apply to you. Before you commit to a deal, have the figure checked by an accountant or a lawyer.
Where the rates come from
From official sources: the Portal das Finanças tables and the resolutions of municipal assemblies. Every page names its source and the date we last checked it. If the rate changed after that date, the page does not know it yet.
What the calculation leaves out
Everything that depends on you or on the particular property:
- Exemptions and reliefs we did not ask about.
- Surcharges and reductions a municipality applies to particular properties.
- AIMI, the surcharge on larger property holdings.
- The costs of the transaction: notary, registration, bank.
Found a discrepancy
If our number does not match the official table, write to us: info@flatin.pt. We fix the data rather than argue about it.
