Where to live in Guimarães: the centre, Azurém, Creixomil and beyond

Our verdict: to do everything on foot, choose Azurém next to the university campus, or the Historic centre if you can live with its festivals and its stone walls. For a family street, Creixomil, Urgezes or Costa / Penha, checking the river and the slope first; further out, Pevidém (Selho São Jorge) and Caldas das Taipas are car towns. Guimarães is still below the national median — €2,108/m² in the first quarter of 2026, against €2,337/m² — but prices rose +41.9% in a year. We found no place here with a recent series of police operations, so this guide puts ⛔ nowhere.

Verdict by area

AreaVerdictWhyWho it suits
Historic centre Verdict: Depends on you Why: The parish of the UNESCO World Heritage centre, inscribed in 2001 and extended in 2023 to the old tanneries of the Couros Zone; the whole site covers 38.2 hectares. This is where the city celebrates: the Nicolinas drums from 29 November to 7 December, the Festas Gualterianas concerts on Largo do Toural, and the stadium on match days. Cafés and bars in the historic zone may stay open from 1 April to 15 October, until 02:00 every night. Bairro Leão XIII, 12 homes, is on the CASFIG list. Lovely to live in if you like life under the window. Who it suits: remote work, nightlife
Azurém Verdict: Good to live Why: The Azurém campus of the Universidade do Minho, with the School of Engineering, is here, next to the historic centre: the old town is a walk away. Beyond the historic zone and the area around it (mapped in the municipal regulation), bars may stay open until midnight, and until 02:00 on Fridays, Saturdays and the eve of public holidays. Empreendimento de Azurém, 25 homes, is on the CASFIG list. Who it suits: no car, remote work
Creixomil Verdict: Depends on you Why: A residential parish at the city entrance. On 27 January 2026 the banks of the Ave and Selho flooded across the municipality, including the Veiga de Creixomil by the motorway entrance: before you buy low, look at the floor level and ask the neighbours. Empreendimento de Creixomil, 72 homes, is one of the largest groups on the CASFIG list. Who it suits: families
Urgezes Verdict: Depends on you Why: The procession of São Gualter, the high point of the city festival, leaves from Largo da Fonte Santa in Urgezes (on 2 August 2026 in the latest edition): expect crowds and closed streets that afternoon. The CASFIG list has four groups here: Bairro Municipal de Urgeses (67 homes), Empreendimento de Urgeses (32), Bloco Habitacional de Urgeses (8) and Bairro do Sardoal (6). Who it suits: families
Costa / Penha Verdict: Depends on you Why: The parish where the Penha cable car starts: its bottom station, Estação das Hortas, is near the historic centre, at Parque das Hortas, a Costa address on the CASFIG list. From there the streets climb towards the mountain: with a pram or bad knees, walk the route to the door first. Who it suits: families, remote work
Pevidém (Selho São Jorge) Verdict: Depends on you Why: The town of Selho São Jorge, home to a textile industry for at least a century. The municipal noise map (May 2017) counts industrial units and quarries among the noise sources, next to the main roads: find out what works behind the house and at what hours. Pevidém is not on CP's Guimarães line: the car decides. Who it suits: families
Caldas das Taipas Verdict: Depends on you Why: On the Ave. On 27 January 2026 the river overflowed its banks in Taipas, and the Junta de Freguesia de Caldelas closed the Ponte do Rabelo by Praia Seca. By the river, a ground floor is a question for your insurer first; away from it, the commute to Guimarães is by car. Who it suits: families

Prices: what people actually paid

INE prints a number for the municipality: in the first quarter of 2026 the median price paid in Guimarães was €2,108/m², below the national €2,337/m² and below Braga's €2,240/m². On INE's chart of the 24 municipalities with more than 100,000 inhabitants, only Santa Maria da Feira and Barcelos were cheaper in the twelve months to March 2026.

The catch is speed. Prices rose +41.9% in a year, against +19.8% nationally and +25.0% in Braga, and among the 24 municipalities with more than 100,000 inhabitants Guimarães had the second-largest acceleration after Funchal: 24.1 percentage points.

INE's quarterly release prints parish medians only for Lisbon and Porto, and we use only the release, so this guide gives no median for Azurém or Creixomil. The median is not the asking price: sellers ask for more. Use it to compare, and the listings to negotiate.

Getting to Porto: the train

CP's Guimarães line runs to Porto São Bento: 16 trains a day on weekdays and 10 at weekends and on public holidays (timetable from 14 December 2025). The trip takes 65 to 85 minutes; on weekdays the first train leaves Guimarães at 05:51, and the last one leaves São Bento at 23:20.

There is no metro. Inside the municipality, the centre and Azurém work on foot; the further parishes work by car.

Police and safety: dated events

Where police act against drug dealing again and again in the same place, that place gets a local reputation as a problem area: in Porto, JN wrote on 10 April 2026 that open-air drug use around one estate had dragged on for years and fed a feeling of insecurity, and our Porto guide marks such places with ⛔. In Guimarães we found no named place with such a recent series. The two operations below are dated, with sources we opened (27 March 2026, 7 May 2026), and both sources name only the municipality. An operation concerns the suspects it names, not the neighbours.

  • · Guimarães — 7 May 2026: PSP reported another operation with home searches in Guimarães and two suspects detained. Again, no place is named.
  • · Guimarães — 27 March 2026: PSP reported an operation against drug trafficking in Guimarães, with home searches and suspects detained. The source names no street and no estate.

Noise: festivals, bars, match days, roads

The Nicolinas, the festival of the city's secondary-school students, run every year from 29 November to 7 December. They open on the night of 29 November with the Pinheiro: the procession leaves Rua Dona Teresa at 23:30 to the beat of bass drums and snare drums, and tens of thousands of people follow it. Until the end, the Novenas start at 07:00; the Magusto at Largo da Oliveira is on 4 December, at around half past midnight. On the Saturdays of November the students also drum under chosen windows (the Moinas).

The city festival, the Festas Gualterianas, is held every year on the first weekend of August; this year it ran from 30 July to 3 August 2026. The headline concerts on Largo do Toural started at 22:00, one night with a DJ set until 02:00; fireworks at Largo Condessa da Mumadona went off at 00:30, and the Marcha Gualteriana crossed the streets on 3 August 2026.

Bars. In the historic centre, the Couros Zone and the area around them, cafés, restaurants and bars without a dance floor may stay open from 1 April to 15 October, until 02:00 every night, and from 16 October to 31 March, until midnight Sunday to Tuesday and until 02:00 Wednesday to Saturday. Elsewhere in the municipality: until midnight, and until 02:00 on Fridays, Saturdays and the eve of public holidays. Bars and restaurants with a dance floor: until 02:00, and until 04:00 on Fridays, Saturdays and the eve of public holidays; discos until 06:00. Music on terraces is banned, and no sound may be played into the street between 20:00 and noon (municipal regulation published on 24 May 2023).

Match days. For big Vitória SC matches PSP restricts traffic around the Estádio D. Afonso Henriques: on 19 April 2025, for the match against Benfica, it named Avenida de Londres, Avenida de S. Gonçalo, Rua Sra. da Conceição, Alameda Dr. Mariano Felgueiras and Alameda Dr. Alfredo Pimenta, among others. On the margins of the match with FC Porto on 18 January 2026, PSP reported 37 detentions, 33 of them on Rua Cónego Dr. Manuel Faria after a brawl.

Roads, industry, quarries. The municipal noise map (May 2017) counts main roads, active quarries and industrial units as the noise sources; among the main roads are EN 101 (Braga – Guimarães), EN 206 (Guimarães – Famalicão) and EN 105 (Vizela – Guimarães). A flat facing one is quiet only with the windows shut.

Water, hills, damp

On 27 January 2026 the Ave and the Selho flooded their banks across the municipality: bridges at Barco and Nasceiros were closed, and civil protection logged 25 incidents, most of them floods. A ground floor or a garage near either river is a question for your insurer first.

Penha, the mountain over the city, has its own cable car, from Estação das Hortas near the historic centre. If your street could use one too, you will find out on the first shopping trip.

The old centre is built of granite combined with a timber frame. Stone walls hold the cold and the damp: check the energy class on the certificado energético and which way the windows face, and budget for a dehumidifier.

Why is it cheap? A half-hour check

A flat priced below its neighbours usually has a reason you can see in half an hour: a bar street in the historic zone; the Nicolinas or the festival route under the window; a street PSP closes on match days; a ground floor by the Ave or the Selho; a main road outside; a mill behind the house; a municipal development across the road; a listed building where works need the heritage authority's approval.

Go twice: on a Friday night and on a weekday morning. If none of the reasons fits, the reason may be the seller: pay nothing before the viewing and the document check.

Is Guimarães cheaper than Braga?

By INE's numbers, yes: in the first quarter of 2026 the median price paid was €2,108/m² in Guimarães and €2,240/m² in Braga. But Guimarães is catching up faster: +41.9% in a year, against +25.0% in Braga.

Can I live in Guimarães and work in Porto?

By train, yes: 16 CP trains a day on weekdays to Porto São Bento, 65 to 85 minutes each way, the last one back from São Bento at 23:20. Choose a home within walking distance of Guimarães station.

Where to live with children and no car?

Choose the school first, then a street within walking distance of it and of the station: Azurém, next to the historic centre, or the parts of Creixomil and Urgezes nearest the centre, away from the riverbanks that flooded on 27 January 2026. The further out, in Pevidém (Selho São Jorge) or Caldas das Taipas, the more the car decides.

Is there social housing nearby, and how do I check?

Look up the address on the CASFIG list and map: 493 homes, the largest groups in Fermentões, Creixomil and Urgezes; the largest single one, Empreendimento de Coradeiras, has 98 homes.

Are there areas to avoid?

We found no named place with a recent series of police operations, so no ⛔. The operations of 27 March 2026 and 7 May 2026 name only the municipality. What is worth checking is the street: bars in the historic zone, match days around the stadium, the riverbanks.

How loud are the Nicolinas?

In the centre, very: drums in the streets from 29 November to 7 December, the Pinheiro procession from 23:30 on 29 November, the Novenas at 07:00. If you buy in the old town, visit on one of those nights before you sign.

Is the old centre damp?

Old houses there are built of granite combined with a timber frame: thick walls that keep the cold in. Check the energy class and the orientation; a dehumidifier in the first winter is normal.

Is there a map of good and bad areas in Guimarães?

No official one. Our verdict table is the answer: each fact behind a mark rests on an INE number, the CP timetable, the CASFIG list, the municipal regulation or a dated event with a source we opened.
