Where to live in Leiria: the centre, Marrazes, Gândara dos Olivais, Parceiros
Our verdict: without a car, choose the city's own parish, Leiria, Pousos, Barreira e Cortes: the hospital, the castle and the town-bus circulars are there. Marrazes e Barosa, with Gândara dos Olivais, and Parceiros e Azoia are 🟡: fine for many, but check the street. Prices: in the first quarter of 2026 the median sale in the municipality was €2,092/m², below the national €2,337/m², but rising faster: +23.5% in a year against +19.8%. Before any viewing, ask about storm Kristin of 28 January 2026: the roof and the ground floor come first. We found one police operation in an estate in the last two years, not a series, so this guide puts ⛔ nowhere.

Verdict by area
| Area | Verdict | Why | Who it suits |
|---|---|---|---|
| Leiria, Pousos, Barreira e Cortes | Verdict: Good to live | Why: The city itself. The castle sits on a hill above the old town — free gym included; the Hospital de Santo André and the stadium are in the same parish, and the Mobilis town buses run circulars: line 1 to the station, line 2 to the hospital. The parish also takes in Pousos, Barreira and Cortes, outside the city core: the ✅ is for the city itself; out there INE gives no separate price, so check the bus stop before the house. By 5 February 2026 the Lis and the Lena had flooded parts of the city, and 45 people had been evacuated from São Romão. | Who it suits: no car |
| Marrazes e Barosa | Verdict: Depends on you | Why: North of the centre, with the railway station on the Linha do Oeste and the Jardim da Almuinha Grande, which flooded on 5 February 2026. Bairro Dr. Francisco Sá Carneiro, managed by NHC Social, is in this parish; on 8 July 2026 PSP ran a drug-trafficking operation in it (see below). Choose the street, and near the Lis, the floor. | |
| Gândara dos Olivais | Verdict: Depends on you | Why: A residential part of Marrazes e Barosa. Bairro Dr. Francisco Sá Carneiro, 208 flats in 26 blocks, lies within it on OpenStreetMap. One police operation (8 July 2026) is not a series, so no ⛔ for the estate or the area: visit in the evening and judge the street yourself. | |
| Parceiros e Azoia | Verdict: Depends on you | Why: South-west of the centre, home to the Polytechnic's school of technology and management (ESTG). It is 🟡 because we found no price or dated event for it: compare listings with the municipal median of €2,092/m² and time the trip to the centre before you choose. |

Prices: what people actually paid
INE, in the first quarter of 2026: the median price of homes sold in the municipality of Leiria was €2,092/m², up +23.5% on a year earlier. Nationally it was €2,337/m² and +19.8%: Leiria is cheaper than the country but is catching up faster.
Across the Região de Leiria the median was €1,667/m², and the number of sales fell by 15.4% in a year, one of the sharpest falls in the country. On INE's chart for in the twelve months to March 2026 Leiria is the dearest municipality of its region and Figueiró dos Vinhos the cheapest.
INE prints parish prices only for Lisbon and Porto, so we give none for Marrazes, Pousos or Parceiros. The median is not the asking price: sellers ask for more. Use it to compare, and listings to negotiate.
Getting around
The town buses are Mobilis: 9 lines, among them a circular to the station (line 1) and one to the hospital (line 2), plus a free pass for young people. The railway station is on the Linha do Oeste, north of the centre. Beyond the city the car decides: plan it before the house.
Police and safety: dated events
In some Portuguese cities police return to the same estates again and again, and that becomes a place's local reputation. In Leiria we did not find such a series: in the last two years, one large operation, dated and with sources we opened (8 July 2026). An operation concerns the suspects it names, not the neighbours.
- · Bairro Dr. Francisco Sá Carneiro — 8 July 2026: PSP ran a drug-trafficking operation in Bairro Dr. Francisco Sá Carneiro, in Marrazes, with about 80 officers, after an inquiry opened in 2025, and detained seven suspects. One operation is not a series, so the estate gets no ⛔.
Social housing in Leiria: the NHC Social list
Managed by: NHC Social · Official list
- Bairro Dr. Francisco Sá Carneiro
NHC Social lists one estate in Leiria: Bairro Dr. Francisco Sá Carneiro, 208 flats in 26 blocks of 4 storeys. 146 belong to NHC Social, 54 were bought by residents and 8 belong to the Câmara.
The Câmara itself has 111 social flats (16 September 2025); it named homes rehabilitated or under rehabilitation in Monte Redondo, Maceira and Casal da Cortiça (Barreira). A list by street is not published, so ask the Junta de Freguesia before you buy. What living next door means in practice is in our where-to-live hub.
Noise: roads, jets, the fair
Roads and industry. The municipal noise map (December 2023) counts the motorways A1, A8, A17 and A19 and the IC2, the Linha do Oeste railway, 78 industrial and service areas and 22 wind turbines; its night runs from 11 p.m. to 7 a.m., and a flat facing a motorway junction is quiet only with the windows shut: walk the street at rush hour.
Jets. The Air Force base at Monte Real, home of the F-16M fighters, is in the municipality. On 13 May 2026 the Air Force warned that jets breaking the sound barrier over the Figueira da Foz area between 4 and 5.30 p.m. might be heard in parishes of Leiria and Marinha Grande. The municipal noise map does not model aircraft, so ask the neighbours.
The fair. The Feira de Maio, Leiria's May fair, drew almost 700,000 visitors in 2025. On 5 February 2026 the Câmara cancelled this year's edition to focus on rebuilding after the storm; check next year's dates before you buy near the grounds.
Storm, floods, damp
Storm Kristin hit on 28 January 2026; a municipal decision reported by DN lists structural damage to homes, flooding and leaks. By 28 August 2026 Leiria had processed 10,807 applications for help with home repairs — 30% of all applications in the country — and 7,694 had been paid.
Six months on, the review by the Comunidade Intermunicipal da Região de Leiria (28 July 2026) said some homes still had no permanent roof or were under tarpaulins, for lack of money and of builders. Before buying, look at the roof from the attic, ask what was repaired, by whom and with which invoices, and ask your insurer about the house.
By 5 February 2026 the Lis and the Lena had flooded the car park of the Escola Profissional, the Jardim da Almuinha Grande, the Lis fields and Ponte das Mestras; 66 people had been evacuated, 45 from São Romão and 21 from Ponte das Mestras. A ground floor or a garage near either river is a question for the insurer first.
Damp is decided by walls, windows and ventilation: check the energy class on the certificado energético and which way the windows face, and budget for a dehumidifier.
A note on Marinha Grande
The town next door is not in our table: the INE release prints no median for it. Two dated facts: the jets warning of 13 May 2026 included its parishes, and the intermunicipal review of 28 July 2026 says the municipality is paying from its own budget for storm damage in Vieira de Leiria that central aid does not cover.
Why is it cheap? A half-hour check
A flat priced below its neighbours usually has a reason you can see in half an hour: a roof patched after Kristin; a ground floor near the Lis or the Lena; a motorway junction outside the window; an industrial area next door; the estate across the road.
Go twice: on a weekday evening and on a weekend afternoon, and ask for the repair invoices. If none of the reasons fits, the reason may be the seller: pay nothing before the viewing and the document check.
Is Leiria cheaper than Lisbon or Porto?
Yes, and cheaper than the country as a whole. Prices: in the first quarter of 2026 the median sale in Leiria was €2,092/m², against €2,337/m² nationally and €5,292/m² in Lisbon. But it is rising faster — +23.5% in a year against +19.8% — and on INE's chart it is the dearest municipality of its region.
Where to live in Leiria without a car?
In the city parish, Leiria, Pousos, Barreira e Cortes: the hospital and the town-bus circulars are there (line 1 to the station, line 2 to the hospital). Pousos, Barreira and Cortes belong to the same parish but lie outside the city core: find the bus stop first.
What about Bairro Sá Carneiro?
On 8 July 2026 PSP ran one large drug-trafficking operation in Bairro Dr. Francisco Sá Carneiro and detained seven suspects. One operation is not a series: we put no ⛔ there. The estate has 208 flats, most of them NHC Social's. Visit the street in the evening and decide for yourself.
How do I check whether a house was damaged by storm Kristin?
Ask the seller directly and ask for the repair invoices: Leiria processed 10,807 applications for help with home repairs. Look at the roof from the attic, at the ceilings and at the walls under the windows, and ask your insurer. Some homes in the region still had no permanent roof on 28 July 2026.
Does Leiria flood?
Near the rivers, yes: by 5 February 2026 the Lis and the Lena had flooded the Jardim da Almuinha Grande, the Lis fields and Ponte das Mestras, and 66 people had been evacuated. Away from the banks the roof matters more than the river; by the river, the ground floor.
Will I hear the fighter jets?
Sometimes. The Air Force base at Monte Real is in the municipality, and the one we know of was announced: on 13 May 2026 the Air Force warned that booms might be heard in parishes of Leiria and Marinha Grande between 4 and 5.30 p.m.. The municipal noise map leaves aircraft out, so ask the neighbours.
Is it damp in Leiria?
Damp is decided by walls, windows and ventilation more than by the town: check the energy class and the orientation, and expect a dehumidifier in the first winter. After the storm of 28 January 2026, also look for leaks under the roof.
Is there a map of good and bad areas in Leiria?
No official one. Our verdict table is the answer: each fact behind a mark rests on an INE number, an official or operator page, OpenStreetMap or a dated event — the only police event is of 8 July 2026.
