An authenticated private document is a document written and signed by the parties whose content is confirmed before a body authorised to authenticate it. For the sale of real estate it is an alternative to a public deed, with the same validity of form. The authentication is only valid if the document and everything filed with it are deposited electronically.

In practice

It is the route commonly taken where there is a mortgage: the document is authenticated at the bank's own desk or at the office of a lawyer or solicitador, and the purchase and the secured loan are done in one sitting.

For the buyer the effects match a deed: the taxes are paid beforehand, the authenticating body is obliged to apply for registration, and consulting the electronic deposit replaces, for all legal purposes, producing the document on paper before any public or private body. What changes is who draws up the transaction, not what the buyer has to prepare for it.
