# flatin.pt

> flatin.pt is a Portuguese platform for new-build developments: prices and delivery dates as published by developers, building permits from town halls, and the taxes of buying and owning a home (IMT, stamp duty, and IMI rates for all 308 municipalities).

Prices and delivery dates come from developers' own pages and carry the date they were checked; building permits come from municipal open-data portals; tax rates come from the Autoridade Tributária. Requests from buyers are passed to licensed partner agencies — flatin.pt is the platform, the agency provides the service. The site is in Portuguese, English, Russian, Ukrainian, German, French and Dutch.

## MCP tools

- `imt_calculate`: What buying a home in Portugal costs on top of the price: IMT (property transfer tax), Imposto do Selo (stamp duty) and the published price of the property registration.
